How we count

  • Every number comes from the deal records of the State Land Service of Latvia (VZD): registered sales of properties with forest.
  • We leave out very small plots and prices that cannot be real, then take the median € per hectare over every remaining deal — one computation for Latvia.
  • A municipality gets a median of its own only with at least 20 deals; fewer deals are too few to say.
  • A sale reaches the register weeks to months after it happens, so the latest months still fill in. The price is for the whole property — the land and its trees.

Questions

How much does forest land cost per hectare in Latvia?
€3,442/ha is the median price of forest property in Latvia: 7,375 deals registered by the State Land Service (VZD) in the last 24 months, the newest on 6 Oct 2026. The middle half of the deals sold for €1,773–€5,077/ha. A given forest's price depends on its stand (the trees on it), its area and access.
Where in Latvia are the most forest deals?
In the last 24 months: Krāslavas novads — 632 deals, median €3,333/ha; Rēzeknes novads — 609 deals, median €3,314/ha; Augšdaugavas novads — 402 deals, median €2,795/ha. A municipality with fewer than 20 deals gets no median of its own here: too few deals to say.
Is this the price of the land or of the forest with its trees?
Of the whole forest property as it was sold — the land and the growing stand together. A property with mature trees sells for more than one that was felled recently.
Why can the latest months look thin?
A sale reaches the State Land Service register weeks to months after it happens, so the latest months still fill in. The newest deal in this data is dated 6 Oct 2026.
Where does the forest land data come from?
From the deal records of the State Land Service of Latvia (Valsts zemes dienests, VZD): registered sales of properties with forest. We leave out very small plots and prices that cannot be real, and take the median € per hectare over every remaining deal of the last 24 months — one number for Latvia, and one for each municipality with at least 20 deals.
